Warehouse shelter projects must account for peak occupancy and real movement across the site

A logistics facility should not be planned only from permanent employee count. Peak shifts, drivers, contractors, loading periods, distances between work zones and pedestrian interaction with vehicle traffic can change both capacity and the preferred shelter layout.

Inputs for the initial brief

  • maximum number of people present on site at one time;
  • shift pattern and peak receiving / dispatch periods;
  • location of warehouses, offices, loading docks and auxiliary buildings;
  • actual pedestrian routes used by staff and contractors;
  • possible free plots or existing spaces that may be considered;
  • available power, water and sewer connections;
  • vehicle, crane and construction access constraints.

One large site does not automatically mean one central shelter

For a dispersed logistics complex, travel distance from remote work zones may matter more than the apparent simplicity of one central solution. An early project review should compare centralised and distributed scenarios where appropriate.

The comparison should include capacity, access routes, utilities, installation access and future expansion of the logistics facility.

What changes the implementation budget

  • peak design occupancy;
  • new separate structure versus adaptation of an existing building;
  • above-ground, partially buried or underground approach;
  • module transport and crane access where modular construction is used;
  • earthworks and base preparation;
  • ventilation, water, sanitation and backup power;
  • external utility connections and reinstatement of the site after works.
